Governor
signs Homebuyer Tax Credit Legislation
Gov.
Schwarzenegger signed Assembly Bill 183, the Homebuyer Tax
Credit legislation, into law on March 25, 2010.
AB
183 will provide $200 million for home buyer tax credits,
allocating $100 million for qualified first-time home buyers of
existing homes and $100 million for purchasers of new, or
previously unoccupied, homes. The eligible taxpayer who
purchases a qualified personal residence on and after May 1,
2010, and on or before Dec. 31, 2010, or who purchases a
qualified principal residence on and after Dec. 31, 2010, and
before Aug. 1, 2011, pursuant to an enforceable contract
executed on or before Dec. 31, 2010, will be able to take the
allowed tax credit. The credit is equal to the lesser of 5
percent of the purchase price or $10,000, in equal installments
over three consecutive years. Under AB 183, purchasers will be
required to live in the home for at least two years or forfeit
the credit (i.e., repay it to the state). Source: California Association of Realtors.

"Nearly
90% of buyers look for homes on the web..." (source National
Association of Realtors). As a result, your listing agent
should maximize exposure for your listing on the internet.
In addition to listing your property on Metrolist (local multiple listing
service), Realtor.com and Sacbee.com, we also submit our listings to
many other real estate websites for maximum exposure for our
sellers. Some of the websites are listed below:
"Kevin
explained exactly what I was getting into with a short sale
purchase.He was
available whenever I needed him and his response to my e-mails
was very fast.As a
first time homebuyer, I was very happy to have such a
knowledgeable agent.Every
question that I asked was explained to me and I was given
multiple options when it came to inspections, repair estimates,
and such.As a first
time buyer, Kevin walked me through a lot of things that I had
no idea would ever come up.I have already referred one person to Kevin...In the
future I will continue to refer my friends because of the
service that I received.I
think having Kevin as my agent made my first time home buying
experience a pleasure, thank you!!"

"Kevin
responded to both phone calls and emails very promptly...Being
first time home buyers, he made it very easy to understand the
differences in each community...Furthermore, since the market
had many short-sale homes, the short sale process was very well
explained and gave us confidence in purchasing a short-sale
home...The initial advice/strategy regarding making an offer was
very helpful when making an offer on a home that had multiple
offers.Kevin's
advice was very insightful and we felt very well guided as first
time home buyers.We
would be very confident in recommending Kevin to our friends and
family.His customer
service, promptness, confidence and knowledge would make any
buyer’s experience a great one."

"We
were very fortunate to have a realtor who was knowledgeable
about the home buying process, especially with the short sale
market.We felt that
your advice and suggestions were very helpful in our search for
our home.This was
our first home purchase, and we couldn't have had a better
realtor! We would
definitely refer our friends/family to Kevin or anyone else we
may know of who is preparing to buy or sell a home!"
